Description of Project:
The apartment project consists of multi-storey buildings that wrap-around two multi-level parking garages, creating numerous on-grade courtyards, each designed with a unique landscape theme. Two concrete parking structures accomodate 1,670 cars for a 845-unit, multifamily residential project on a 19-acre site that straddles the boundary between the cities of Anaheim and Orange, CA. The design-build post-tensioned concrete parking structures consist of a 312,000 sq. ft., 6-level parking structure for 1018 cars in the City of Anaheim and a 204,000 sq. ft. 5- level parking structure for 652 cars in the City of Orange. Klorman Construction?s experience helped to expedite navigation through a complex approval and permitting process that required separate planning and permit approvals from both cities? building department and other governing agencies. Any requirements from one city had to be agreed upon by officials from the other city.

The Parking Structure at the Los Robles Regional Medical is complete and occupied by a very happy Owner. This project is labeled by several authorities as the best looking parking structure in Ventura County. The City of Thousand Oaks, at a recent planning meeting, told the local car dealerships that are proposing a new parking structure to visit the Los Robles Parking Structure as a model project.

  • The parking structure is six levels plus a helipad and adds 515 spaces to the cramped hospital campus.
  • The parking structure frame is a composite of precast and cast-in-place concrete.
  • A few features of the building exterior include stone veneer columns, EIFS, metal trellises and sandblasted integral color concrete.

Description of Project:
This 313,600-square-foot, 995-car, 6-level parking structure at the Valley Plaza center alleviates the parking shortage that limited renovation and expansion at the oldest shopping center in the San Fernando Valley. The design/build structure has two elevators and provides minimal obstruction to allow for clear vision and security.

Description of Project:
The project is the largest enclosed wholesale garment mall in the central Los Angeles Garment District. Relatively unique in an area where shop space is mostly rented, the Los Angeles Fashion Center offers tenants the opportunity to buy their space.

The Los Angeles Fashion Center provides one-stop access to multi-levels of centralized mercantile condo units. The 650,000-square-foot, 7-level project includes 196 units of wholesale merchant condo space, which are located on the lower three levels. On site parking — a luxury in the crowded and congested Garment District area — is located on the upper three levels and roof, allowing for a total of 747 cars. A freestanding circular ramp allows easy access to the parking spaces.

The four-level structure consists of 80,000 square feet of space; about 31,500 square feet is dedicated to retail and warehouse uses. This is a complex project involving retail and parking on multiple levels and required maintaining existing property setbacks and highway dedications encompassing the site. This building is one of the first buildings in the Los Angeles downtown garment district to take retail and parking to several levels and includes retail along with loading docks on the first and second floors.

Klorman Construction provided the cast-in-place structural concrete framing working in concert with Bayley Construction for this three-story, 125,000-square-foot, low rise office building over an expansive 105,000-square-foot, 450-car subterranean parking structure in the Lantana South Entertainment Media Campus. Consisting of a 12-acre office campus that already includes three other low-rise office and studio production buildings, the Lantana Entertainment Media Campus was acquired by Maguire Properties in late 2004.
